Reserve:
This property is being offered with reserve. The seller reserves the right to accept or reject the high bid. All information is believed to be accurate; however, it is the buyer’s responsibility to independently verify all details.
Eligible Bidders:
Open to any individual 18 years of age or older (sane and sober), bidding with the intent to purchase.
Down Payment:
A $1,000 non-refundable down payment is required at the time of signing the purchase agreement. The remaining balance will be due at closing.
Auction Ending Time:
The scheduled closing time is 6:00 PM CDT. The auction will extend automatically if bidding occurs within the final minutes and will continue to extend as needed until no bids are received for a period of 5 minutes.
Home Inspection / Disclosures:
The seller waives the requirement to provide a traditional seller’s disclosure. A seller disclosure alternative will be provided. A full home inspection will be made available to interested buyers prior to the auction. A septic and water test will be conducted; however, if the system is found to be non-compliant, it will be the sole responsibility and expense of the buyer to bring it into compliance with current codes. Closing:
Closing shall take place on or before 30 business days at a title company to be determined. This property cannot close until the personal property auction has been completed, unless otherwise agreed upon by both parties.
Buyer’s Premium:
A 6% buyer’s premium will be added to the final high bid to determine the contract price.
Example: A $100,000 bid + 6% ($6,000) = $106,000 contract price.
Signing of Purchase Agreement:
The successful bidder will have 48 hours after notification to execute the purchase agreement and submit the required earnest money to Hiller Auction and Realty.
