Home Inspection: The current property owner/resident has provided seller disclosures. Prospective bidders may at their expense have a non-intrusive home inspection done prior to bidding. The purchase agreement will NOT be contingent on a home inspection.
Closing: On or before 30 days after the auction at a Home Security Abstract and title in Princeton MN.
Buyers Premium: An 8% buyer’s premium will be added over and above the high bid price. This will equal the contract price. Example: A bid of $200,000 + 8% or $16,000 = $216,000 contract price.
Extended bidding: This auction is scheduled to end at 7pm. The bidding time will be extended if there is a bid in the final minutes and extend as many times as needed until there is no bidding for 5 minutes
Signing of Purchase Agreement: Buyer will have 48 hours to sign the purchase agreement and deliver an earnest money check at a place to be determined.
Sale Contingency: This is a court ordered auction. As such, the court will review the purchase agreement and must give approval for closing to take place. It is unlikely, but in the event the court does not give its approval, earnest money will be refunded to the buyer and all parties will sign a cancellation of the purchase agreement.
